The Development Associate is responsible for supporting the Development Team, ensuring projects adhere to schedules, budgets, and the highest standards of service. Responsibilities include executive-level presentation preparation, project tracking, budget tracking, research, contract processing, invoice processing, and various departmental support functions. The role also involves effective communication and collaboration with cross-functional teams and external partners, working in alignment with stakeholder standards to achieve successful project outcomes.
RESPONSIBILITIES AND DUTIES:
- Collaborate with the Expansion & Development team to coordinate, plan, and execute development projects through all phases, including design, permitting/entitlements, construction, and occupancy.
- Conduct research on prospective site opportunities, market research, company profile search, partnerships, themed attractions, food & beverage, and prepare executive-level summary reports and presentations.
- Manage internal team coordination for reports, consultant scopes of work, proposals, RFPs, contracts, and other project documentation.
- Coordinate with internal and external consultants, such as architects, engineers, general contractors, and other development-related vendors, to advance the development process.
- Coordinate with the internal team to support efforts with governmental agencies to process approval of all permits, inspections, project amendments and other requirements necessary to begin construction and secure occupancy for the project.
- Monitor costs, track budgets and estimates for all project team members monitor contracts and change orders prepare monthly requisitions organize and maintain databases of key project documents.
- Create, update, and distribute departmental metrics, progress, and other necessary updates.
- Work with the project team to solve problems as they arise.
- Coordinate with other internal resources, including business development, creative design and construction, leasing, asset management, operations, etc., to ensure regular updates and communication are facilitated with respect to project status, design, deliverables, ensuring projects are delivered in accordance with brand standards.
- Work closely with the development team to create processes, procedures, principals, programs, budgets and procedures to ensure a seamless and effective project management from inception through completion.
- Responsible for monitoring and ensuring that cost estimates and time schedules are accurate and met, performance is within approved budgets, all changes of scope are reflected in revised budgets, and quality control standards are established and met.

QUALIFICATIONS & SKILLS:
- Applicants must be 21 years of age or older
- Proof of eligibility to work in the United States
- Comfortable working in a creative, entrepreneurial start-up environment, introducing new concepts and innovations.
- Minimum 5 years of experience in executive-level support, development, or construction-related project management.
- Experience in themed retail, immersive experience, food & beverage, event space, theme park preferred.
- Working knowledge in all areas of development, including consultant relations (architects, engineers, contractors), basic financial reporting/tracking, city/county departments, and client relationships.
- Able to recognize situations/problems, develop alternative solutions, and implement decisions compatible with company goals.
- Excellent organizational, leadership, analytical, and oral presentation and written communication skills are needed.
- Proficiency in Word, Excel, PowerPoint, Monday.com, and project scheduling software.
- Ability to work independently, handle confidential tasks, meet deadlines, and maintain accuracy.
- Strong interpersonal skills, positive relationship-building ability.
- Consistent ability to meet deadlines with accuracy and professionalism.
- Experience in establishing and maintaining interpersonal relationships.
- Ability to commute between office and venue(s).
- Availability for varied shifts, including evenings, weekends, and holidays.
- Ability to work in an environment subject to varying levels of noise, crowds, flashing lights, and smoke,
- Must have the ability to withstand high temperatures, heat, and sun exposure
